If you're in the market for a green, solar-powered home in California, you might just check out this contemporary abode in Venice. The 3,115 square-foot home has four bedrooms, almost five bathrooms, and a private courtyard accessible through expansive folding doors. Located at 1301 Preston Way, the new and contemporary home appears to have received LEED Platinum certification,* which includes some of the following green elements:
- Low voltage dimmable LEDs and fluorescents;
- On demand Metlund pump hot water system;
- Low VOC paints and stains;
- Dual flush toilets and low-flow showerheads;
- Remotely controlled windows;
- Locally manufactured low E windows;
- Locally manufactured doors;
- Radiant heat flooring;
- Drip water irrigation and xeriscape landscaping;
- Rainwater collection system;
- 4.68 kW solar photovoltaics;
- 70 square feet of solar thermal; and
- Reflective metal roof with recycled content.
1301 Preston Way was designed for efficiency with R15+ damp cellulose insulation, advanced framing, thermal and fire wrap, and an insulated foundation made with 25% fly ash.
On his Go Green LA website, developer Joseph Treves explains that the previously existing home was demolished because the deconstruction cost was twice the demolition cost ($12k versus $24k). Deconstruction can also take significantly longer than demolition, but when a luxury home seeking LEED Platinum certification in California can’t afford deconstruction, the community should take note.
Nonetheless, this new Venice home has some impressive green features and combines indoor and outdoor living seamlessly.

After searching the USGBC list of certified homes, I've not been able to verify certification other than to note that the LA Times also indicates that this is a certified LEED Platinum home.
